Consultation and goals
We start with a conversation about what you’re looking for, where you want to be, what you’re comfortable spending and when you’d like to move. Every search and every tour after that is shaped by what you tell me here.Financing and pre-approval
If you’re financing, your lender will issue a pre-approval, which tells you your range and tells sellers you’re serious. Cash buyers can skip this step, and loan terms themselves are always between you and your lender.Tours, in person or by video

When something feels right, we look at comparable sales, the condition of the property and the terms that matter most to you before we make an offer. Then I negotiate on your behalf and keep you in the loop the whole time.Inspections through closing
Once an offer is accepted, we work through inspections, the appraisal if you’re financing, and the title and closing steps. I stay with you right through the final walkthrough and the day you get your keys.

A lot of the people I work with start their search from somewhere else. One client was apartment hunting from New York, so I toured places on video while she was still there, and another who moved to Miami from out of state described the whole thing as easy.
Between video tours, electronic signatures and, in many transactions, remote closings, you can move forward without flying in for every step. What’s available depends on your lender and the title company, and I’ll help you plan around both.

Condos, waterfront and new construction.
Condo towers
In Sunny Isles Beach I work in towers like Parque Towers and the Residences by Armani/Casa, and in Aventura and Brickell I’ve sold and leased condos. With a condo, the building matters as much as the unit, so we look at both, including the association rules and fees.
Waterfront and new construction
North Bay Village sits between Miami and Miami Beach, and it’s where I market new modern homes like 7516 Bounty Ave and 7509 Buccaneer Ave. New construction brings its own questions about plans, timing and what’s actually included, and I’ll help you ask them before you commit.
Broward homes
In Broward I work with homes in Fort Lauderdale and Weston, including a gated estate on Pine Lake Drive, and with new townhomes in Dania Beach. Waterfront homes come with extra questions, like dock access and bridge clearance, which are much easier to sort out before you fall for a house than after.

How long does closing usually take?
If you’re financing, closing often takes about 30 to 45 days from the day the contract is accepted, though it depends on your lender, the property and how quickly the inspection and appraisal get scheduled. Cash purchases can move faster.
Do I need a pre-approval before I tour homes?
You don’t need one just to look. If you plan to finance, though, it helps to have one before you make an offer, because it shows sellers you’re serious and tells you what range to shop in. A few listing agents also ask for a pre-approval or proof of funds before they’ll allow a showing, so it’s worth asking early.
Can I buy from out of state?
Yes, plenty of buyers do. I can tour by video, documents can usually be signed electronically, and closings can often be done remotely. What’s available depends on your lender and the title company, and I’ll help you plan around both.
What is condo association approval?
Many Florida condominiums, and some other communities, require the association to approve a buyer before the sale can close. That can mean an application, a screening and a fee, and it can add time, so I check a building’s requirements before you make an offer.
Do I have to sign an agreement with my agent?
Since 2024, buyers are typically asked to sign a written agreement with their agent before touring homes. It spells out what your agent does for you and how they’re paid, and compensation is negotiable. I’ll walk you through the terms before you sign anything.
What costs come on top of the price?
Beyond the price, buyers typically plan for a deposit, inspection and appraisal fees, lender and title charges and, for condos, association fees and possible contributions. It’s also worth pricing insurance early, including flood and windstorm coverage where needed. Exact numbers vary by property and loan, so ask your lender for a Loan Estimate and I’ll help you read it.
