Consultation and valuation
We start by talking through your goals, your timing and what you want out of the sale. Then I put together a valuation based on comparable sales, so we’re working from a real number from the very beginning.Prepare the home
I walk the property with you and point out what’s worth doing before photos, from small repairs to decluttering or staging. We focus on what buyers are most likely to notice, so you’re not spending time or money where it won’t show.Price and launch
Together we set the list price and plan the launch, which usually means professional photography, video, social posts and, where it fits, a broker open or a private preview.Showings, offers and negotiation
I coordinate the showings, go through every offer with you and negotiate the terms as well as the price. The decision on what to accept is always yours.Contract to closing
Once you accept an offer, I keep track of the deadlines for the buyer’s inspection, the appraisal if they’re financing, and the title and closing steps, and I keep you updated until the sale is done.

How is my home’s value set?
I compare your home with similar homes that sold nearby, then adjust for differences such as size, condition, updates, view and, for condos, the building. The market sets the final price, so I also look at what you’d be competing with right now. A Realtor®’s valuation is an opinion of value based on comparable sales, not an appraisal.
What do I need to do to prepare?
Start with any repairs you already know about, a deep clean and some decluttering. It also helps to gather paperwork like association information, permits for past work and a list of upgrades. I’ll walk the home with you and tell you what’s worth doing before photos, and what isn’t.
How long does it take to sell?
It depends on the property, the price and the market. Once an offer is accepted, a closing with buyer financing often takes about 30 to 45 days, and cash deals can be faster. When we meet, I can talk you through realistic timing for your home.
What closing costs do sellers pay in Florida?
Costs vary by county, property type and contract. Sellers commonly pay agent compensation as negotiated, any mortgage payoff and prorated taxes and association fees. In most Florida counties the seller also pays the documentary stamp tax on the deed, and who pays for title insurance follows local custom, which differs by county. Before you list, I’ll walk you through what to expect in your county.
Can I sell if I live out of state?
Yes, plenty of owners do. I can handle showings and updates locally, and documents can usually be signed electronically. Remote closings are common too, though what’s available depends on the title company.
