Pompano Beach

A long Broward beachfront with a rebuilt pier district, canal neighborhoods and inland communities.

Pompano Beach is a coastal Broward city that runs from the Atlantic west to the Florida Turnpike, with oceanfront condominiums, Intracoastal canal neighborhoods and inland golf and condominium communities inside the same city limits. It sits in northeast Broward County, with Lauderdale-By-The-Sea to the south on the coast and Deerfield Beach to the north.

The Town of Pompano incorporated in 1908 and merged with the beachside municipality in 1947 to form the City of Pompano Beach, according to Wikipedia, which also lists about three miles of beachfront. The city’s community redevelopment agency rebuilt the Pompano Beach Fishing Village around the pier: groundbreaking was in January 2017, and the Fisher Family Pier, now over 900 feet long, was dedicated on April 2, 2022.

  • Pier area and beachfront condominiums

    The Fishing Village, a six-acre beachfront district around the pier, has restaurants, shops, a dual-branded Hilton Tru and Home2 Suites hotel, a parking garage and a visitor center, according to the city’s redevelopment agency. Oceanfront and pier-area condominiums vary by age, size and amenities, and oceanfront buildings generally sit at the high end of the city’s range. Compare building by building, and review the association’s budget, reserves and rules before comparing prices.

  • Intracoastal and canal neighborhoods

    The city’s neighborhood map labels many east-side areas, including Harbor Village, Hillsboro Shores, Terra Mar, Snug Harbor, Garden Isles, Avalon Harbor, Santa Barbara Estates, Cresthaven, Highlands and Old Pompano. The same map shows the Intracoastal Waterway crossing the east side of the city. Which streets have practical boat access depends on canal depth, fixed bridges on the route and the distance to an inlet, so verify each lot instead of assuming a neighborhood name means open-water access.

  • Inland communities and Palm Aire

    West of the coastal strip, the city’s map labels large inland areas such as Palm Aire, Collier City and Golfview Estates. In condominium and homeowner-association communities, the rules, fees and amenities differ from one association to the next, and the association documents often shape the purchase as much as the home itself.

  • Fisher Family Pier and the Fishing Village

    The pier was raised for sea-level resilience starting in 2019, doubled in width and given overhead sails and marine-themed art, according to the city. The Fishing Village around it includes Beach House Pompano, Oceanic, Lucky Fish, Kilwins and other restaurants and shops, though these change over time, so check current listings.

  • Parks, airpark and open space

    Wikipedia lists Pompano Beach Community Park, with an aquatic center and sports facilities, among the city’s parks, and notes that Pompano Beach Airpark is home to a Goodyear blimp. The beach itself runs along A1A (Ocean Boulevard) on the city’s map, and the Intracoastal Waterway sits a short distance inland.

  • Getting around

    The city’s map shows I-95, Florida’s Turnpike, Federal Highway, Dixie Highway, the CSX and FEC railways and Atlantic Boulevard as major routes, and Wikipedia says a Tri-Rail station serves the city, with Fort Lauderdale-Hollywood International Airport to the south. Test your commute at rush hour, since drawbridges over the Intracoastal can slow east-west trips.

  • Short-term rental permit

    Pompano Beach allows short-term rentals in single-family, duplex, triplex and fourplex properties with an annual permit, according to the city’s Short-Term Rentals brochure (December 2022). The brochure defines a short-term rental as a dwelling rented for six months or less in a calendar year. Operators need a Florida DBPR transient public lodging license, a Florida Department of Revenue registration, Broward County business tax and tourist development tax registrations, a city lien search and a city business tax receipt, plus floor plans, a lease and an inspection. The city can revoke a permit for repeated violations. Condominium associations can restrict rentals separately, so read the declaration.

  • Seawalls, docks and bridge clearance

    The Southeast Florida Regional Climate Compact reports that Broward County’s tidal flood barrier standard calls for a minimum seawall elevation of 4 feet NAVD88 by 2035 and 5 feet NAVD88 by 2050. It applies to new construction, major renovation, new licenses and cases where a property is the source of tidal flooding onto neighbors. Cities adopt their own versions, so ask Pompano Beach what applies to a specific lot. Ask for the seawall’s age and condition, dock permits and water depth at low tide, identify every fixed bridge between the dock and open water, and measure a boat’s air draft against posted clearances.

  • Beachfront rules and condo safety paperwork

    Florida’s Coastal Construction Control Line program, run by the Department of Environmental Protection, sets stricter siting and design standards for construction near the beach, which can affect what an oceanfront owner can build or change. For condominiums, SB 4-D (2022), SB 154 (2023) and HB 913 (2025) shape what to ask. According to the state’s Division of Condominiums, buildings of three or more habitable stories need a milestone inspection at 30 years of age (25 if the local authority requires it) and every 10 years after, plus a structural integrity reserve study at least every 10 years.   • Flood zones and insurance

    FEMA’s FloodSmart site explains how to look up a flood zone and says a property in a high-risk zone with a federally backed mortgage must carry flood insurance. Ask for the zone, any elevation certificate, the roof’s age and any wind mitigation inspection, and get insurance quotes early in the contract period. Ask which perils each policy covers, including flood and wind.
