Aventura
Aventura is a city of condominiums on the Intracoastal Waterway in northeast Miami-Dade County. Day to day it comes with a large shopping center, city parks, a free shuttle and a rail station inside or beside the city limits. It incorporated on November 7, 1995.
The Intracoastal Waterway and Dumfoundling Bay form the city’s eastern edge, Biscayne Boulevard (U.S. 1) runs along the western side, and the William H. Lehman Causeway is the main east-west route. Aventura Mall, the Turnberry golf course and the JW Marriott Miami Turnberry Resort & Spa are the landmarks most people know, while Williams Island is a waterfront community on a peninsula beside Maule Lake and Dumfoundling Bay.
The city itself describes Aventura as a condominium community with some of South Florida’s best-known large-scale condominium projects and apartment buildings. Before you buy, the questions that matter most are about the association, the building’s safety inspections, the flood zone and the rental rules.
What the homes are like.
Condominium and apartment communities
Most of Aventura’s housing is condominiums built across several decades, from older mid-rise buildings to newer towers. Because buildings differ so much in age, amenities, rules and reserves, it works better to compare one building at a time than to treat Aventura as a single market. Turnberry, Williams Island and the mall area
The Turnberry golf course sits near the geographic center of the city, ringed by Country Club Drive, with the JW Marriott Miami Turnberry Resort & Spa close by. Williams Island is a waterfront condominium community with tennis facilities and a marina, and according to Wikipedia its towers were completed over several decades. Buildings near Aventura Mall and Biscayne Boulevard put you close to shopping and the rail station, while Intracoastal-side buildings trade that for water views.
Price tiers and what drives them
In Aventura, price follows the building, the view and the unit’s condition more than the city name. Older buildings with larger floor plans and fewer updates generally sit lower, renovated or newer buildings with amenities sit higher, and waterfront or golf-course views add a premium. Association fees, special assessments and any master-association dues can push two similar units even further apart, so compare the total monthly cost, not just the price.

Parks, recreation and culture
Founders Park, just south of the Lehman Causeway, has a staffed welcome center, an exercise trail, a playground, clay tennis courts, athletic fields and a splash pad. The city’s Community Recreation Center is on a waterfront site with a gym and meeting rooms, and the Aventura Arts & Cultural Center hosts performances and community events.
Shopping and dining
Aventura Mall anchors the city’s retail district, and the city notes that restaurants and movie theaters are close by. The Turnberry resort and golf course add a hotel and golf setting near the center of town. With the Brightline station across Biscayne Boulevard, the mall area works as a transit hub as well as a place to shop.
Getting around
Biscayne Boulevard runs along the western edge of the city, the Lehman Causeway crosses the Intracoastal toward Sunny Isles Beach, and I-95 lies just west. The Aventura Express is a free city shuttle with three color-coded routes serving northern, central and southern Aventura, and it connects to Miami-Dade and Broward County transit at the mall’s transit terminal. Brightline also runs intercity rail service from a station next to the mall.

Association approvals and rental rules
Most Aventura purchases involve an association, and some communities add a second layer. Williams Island, for example, has a property owners association in addition to individual condominium associations, so there can be more than one set of rules and fees. Ask for the declaration, rules, budget, recent minutes and an estoppel certificate, and ask whether the board approves buyers or tenants and how long that takes. Short-term rental rules vary by building and by city, and many associations set minimum lease terms or restrict rentals, so confirm the building’s rule and the City of Aventura’s requirements before you rely on rental use.
Condo safety laws, inspections and reserves
Florida passed its current condominium safety framework in response to the 2021 Surfside collapse: SB 4-D in 2022, SB 154 in 2023 and HB 913 in 2025, per the state condominium division. It covers buildings of three stories or more, so ask the association for its latest milestone inspection summary and structural integrity reserve study. Section 718.503 lists those documents among the items resale buyers should receive, and contracts signed after December 31, 2024 include related language. Because Aventura buildings range so widely in age, it is also worth asking how repairs and reserves are being funded in the specific building.
Flood zones and insurance
Much of Aventura sits along the Intracoastal Waterway, so flood zones can differ even within a single community. Miami-Dade County explains that AE and VE zones are Special Flood Hazard Areas where flood insurance is required for federally backed mortgages, and the county offers an online lookup and a phone line. Ask the association what its master policy covers, then get quotes for your own coverage, including wind and flood, before closing.
Resales, townhomes and single-family areas
Most Aventura activity is resales in existing buildings. Where a townhome or single-family home is involved, check for a homeowners association, any gated-community rules and the property’s elevation and flood zone. Either way, confirm the property type and association structure at the specific address instead of assuming from the neighborhood name.

Condominium and apartment buildings define much of Aventura, and the city itself highlights its large-scale condominium projects. Some townhome and single-family areas exist, so confirm the property type for any address.
Is there a train station in Aventura?
Yes. Brightline operates an Aventura station next to Aventura Mall with intercity rail service, and the free Aventura Express city shuttle also connects to the mall’s transit terminal.
Is Aventura on the beach?
