Dania Beach is a small coastal city with its own ocean pier, state park and marina, right beside Fort Lauderdale-Hollywood International Airport and Port Everglades in southeast Broward County. It sits on the Atlantic between Fort Lauderdale and Hollywood.

The Town of Dania incorporated in 1904, reincorporated as a city in 1927 and took the name City of Dania Beach in 1998, according to Wikipedia. It is known for antique shops along Federal Highway, the Dania Pointe shopping district and the Design Center of the Americas (DCOTA), a trade showroom campus on Griffin Road.

  • New townhomes: H2O Dania Beach

    H2O Dania Beach is a new waterfront townhome development, and The Bograd Team markets it through Jessica Sonino; availability and prices change. Newer townhomes bring recent construction and less exterior upkeep than a detached house. Before you buy, ask which residences include a boat slip, how big the slip is and how deep the water is. Also ask who maintains the dock and seawall, what the dues cover and what the development’s documents say about short rentals.

  • Older single-family streets and condominiums

    Away from new development, Dania Beach has older detached-home streets, condominium buildings and small apartment properties. Price tiers follow condition, lot size and distance to the water, and a lot with a sound seawall and boat-ready water sits in its own tier. Compare recent sales street by street instead of relying on a citywide average.

  • Waterfront and boating

    Waterfront here ranges from Atlantic-side property near the pier to canal and creek frontage. Visit Florida notes that Dania Beach Marina sits beside the ocean park and that the neighboring state park includes Whiskey Creek, a manatee sanctuary used for paddling. Boat suitability depends on water depth, the bridges on the route and the distance to an inlet, so treat each lot individually.

  • Pier, beach and state park

    Dania Beach Ocean Park is at 100 N Beach Road, and the Dania Beach Fishing Pier is lighted for night fishing, with a restaurant at the pier, according to Visit Florida. Beside the park, Dr. Von D. Mizell-Eula Johnson State Park offers kayak rentals, picnic areas and access to Whiskey Creek. Visit Florida also describes year-round lifeguards, a narrow beach and paid parking by meter or app.

  • DCOTA, Dania Pointe and antiques

    DCOTA at 1855 Griffin Road is a campus of more than 35 showrooms for furniture, fabric, lighting, kitchen and bath, according to its website (checked October 2026). The site says the showrooms primarily serve design professionals and trade buyers, welcome the public as courtesy guests and offer design consulting services. Wikipedia lists Dania Pointe as a shopping and entertainment district and notes the International Game Fish Association Hall of Fame and Museum in the city.

  • Airport, port and transit

    Wikipedia describes Dania Beach as adjacent to the airport, and Port Everglades is nearby. Tri-Rail’s Fort Lauderdale Airport station is at 500 Gulfstream Way in Dania Beach, according to Wikipedia. An airport and a seaport next door are convenient for travel and cruises, but they also shape traffic and noise, which the buying notes below cover.

These are notes for buyers, renters and sellers. Rules and costs change, so I’d always confirm the current details for any specific property.

  • Short-term rentals and the five-night minimum

    Dania Beach regulates vacation rentals in Chapter 16 of its code, which in the version dated May 12, 2026 on Municode applies to single-family through four-family dwellings and not to rentals inside multifamily buildings of more than four units. A rental needs a city business tax receipt and an annual vacation rental certificate after an inspection, and the code sets a minimum stay of five consecutive days. A townhome association may add its own limits, so confirm both before assuming a nightly-rental strategy.

  • Seawalls, docks and fixed bridges

    A City of Hollywood brochure on the Southeast Florida Regional Climate Compact site summarizes the Broward County tidal flood barrier standard: new or substantially improved seawalls must reach 4 feet NAVD88 if built before January 1, 2035 and 5 feet NAVD88 by 2050. Cities adopt their own versions, so ask Dania Beach what applies to a lot. Ask for the seawall’s age and condition, whether a slip is deeded or leased, low-tide depth and every fixed bridge to the Atlantic, and measure your boat’s air draft against posted clearances.

  • Flood zones, insurance and airport noise

    Dania Beach’s code includes a flood damage prevention chapter, and FEMA’s FloodSmart site says a property in a high-risk zone with a federally backed mortgage must carry flood insurance. Ask for the zone, any elevation certificate and the roof’s age, and get insurance quotes early. Because the airport borders the city, visit at different times of day to hear how aircraft and port traffic affect the property.

  • Condo safety paperwork and new construction

    For condominiums, Florida’s condo safety changes (SB 4-D in 2022, SB 154 in 2023, HB 913 in 2025) matter. According to the state’s Division of Condominiums, buildings of three or more habitable stories need a milestone inspection at 30 years (25 if the local authority requires it) and every 10 years after, plus a structural integrity reserve study at least every 10 years. Review the latest summaries with a Florida real estate attorney. For new construction, ask about the certificate of occupancy, the builder’s warranty, who controls the association and what the budget assumes.
