A planned beach city with an oceanfront Broadwalk, a historic lakes district and a downtown arts park.

Hollywood, Florida, offers very different settings inside one city: an oceanfront Broadwalk lined with condominiums and small hotels, the historic Hollywood Lakes streets near downtown, and inland neighborhoods built around lakes and parks. The city sits on the Atlantic between Dania Beach and Hallandale Beach in southeast Broward County.

Joseph Young platted the city in 1921 and it incorporated in 1925, according to Wikipedia, and the planning still shows: circles, boulevards, twin lakes and public open space were part of the original layout, as the City of Hollywood’s historic district summary describes. The city’s seawall brochure cites nearly seven miles of beach, the Intracoastal Waterway, neighborhood lakes and miles of canals.

Hollywood is also close to Port Everglades and Fort Lauderdale-Hollywood International Airport, and like any coastal Broward city it comes with checks on condo inspections, seawalls, flood zones and rentals.

  • Broadwalk and beachfront condominiums

    The Broadwalk anchors Hollywood’s oceanfront housing. The American Planning Association, which listed it among its 2013 Great Places, describes a promenade of roughly two and a half miles with low- and mid-rise hotels and apartment buildings, many from the 1920s and 1930s. Condominium buildings of different ages stand along and near it. Pricing follows the building, the view and the unit’s condition more than the address, so compare building by building and ask early about each association’s milestone inspection and reserve study.

  • Hollywood Lakes and the historic core

    Hollywood Lakes is the city’s oldest neighborhood, east of U.S. 1 between Washington and Johnson Streets, according to a City of Hollywood historic district summary. Hollywood Boulevard runs through it between twin man-made lakes, and the summary describes homes on 50-foot lots with rear garages and alleys, in Mediterranean Revival and other early styles. Houses from the 1920s and later deserve a close inspection of roofs, electrical, plumbing and windows.

  • Emerald Hills and the inland neighborhoods

    Inland Hollywood is organized into civic associations, and the city’s list includes Hollywood Hills, Beverly Park, Parkside, Driftwood and Boulevard Heights, among others. Emerald Hills is an inland neighborhood where the city runs Emerald Hills Lakes Park, with a playground, a ball field, a walking path and a dog area. Flood-zone and insurance profiles can differ from the coastal strip, so each address needs its own check.

  • Canals, lakes and Intracoastal frontage

    Hollywood’s waterfront comes in several forms: Intracoastal frontage, canal lots with dock access to it, and homes on neighborhood lakes. General George Goethals, the Panama Canal engineer, designed two yacht basins connected to the Intracoastal for the original city, according to Wikipedia. How useful any one lot is for boating varies a good deal.

  • The Broadwalk, the beach and the parks

    The Broadwalk runs along the ocean with shops, restaurants and bars. Visit Florida describes year-round lifeguards, equipment rentals, multiple parking lots and Charnow Park, which has a playground, fountains and showers, and notes that Hollywood North Beach Park has jogging paths and fishing. The city lists free live music at the Hollywood Beach Theatre and a dog beach between the Pershing and Custer Street lifeguard stands. Schedules and rules change, so check the city site.

  • Downtown, ArtsPark and dining

    Downtown Hollywood centers on Young Circle and ArtsPark, where the city hosts festivals and seasonal events. The Seminole Hard Rock Hotel & Casino opened in the city in 2004 and added its guitar-shaped hotel in 2019, according to Wikipedia, and it adds dining and entertainment venues.

  • Getting around: I-95, Tri-Rail, the airport and the port

    Tri-Rail’s Hollywood station is at 3001 Hollywood Boulevard, just off I-95 at exit 20, with free parking, according to Tri-Rail. Fort Lauderdale-Hollywood International Airport and Port Everglades are a short drive north, and Brightline serves Fort Lauderdale at 101 NW 2nd Avenue. Test your commute and beach parking at the hours you would actually use them.

These are notes for buyers, renters and sellers. Rules and costs change, so I’d always confirm the current details for any specific property.

  • Condo safety paperwork and older buildings

    Florida’s condo safety rules changed with SB 4-D in 2022, SB 154 in 2023 and HB 913 in 2025. According to the state’s Division of Condominiums, buildings of three or more habitable stories need a milestone inspection at 30 years of age (25 if the local authority requires it) and every 10 years after, plus a structural integrity reserve study at least every 10 years. Ask whether the building has completed both, what they found and how repairs will be funded, and review the latest summaries and budget with a Florida real estate attorney.

  • Seawalls, canal depth and fixed bridges

    Waterfront buyers should check the seawall first. A City of Hollywood brochure on the Southeast Florida Regional Climate Compact site (uploaded February 2022) summarizes the Broward County tidal flood barrier standard: new and substantially improved seawalls must reach 4 feet NAVD88 if built before January 1, 2035 and 5 feet NAVD88 by 2050. Owners can also be cited if tidal water spills onto neighbors or streets. Confirm the rule in force today with the city, and have a marine contractor inspect the wall. Ask about canal depth at low tide and every fixed bridge between the dock and open water, and measure your boat’s air draft against posted clearances.

  • Flood zones and insurance

    FEMA’s FloodSmart site explains how to look up a flood zone and says a property in a high-risk zone with a federally backed mortgage must carry flood insurance. Ask for the zone, any elevation certificate, the roof’s age and any wind mitigation inspection, and get insurance quotes early in the contract period.

  • Vacation rental license

    Hollywood requires a Vacation Rental License for each rental property, applied for online with a notarized owner certification, according to the city’s page checked in October 2026. The city also requires a noise level detection device, with the data kept for 180 days and available to the city on request. A condominium association can restrict or prohibit rentals even where the city allows them, so read the declaration and rules before assuming a unit can be rented.
