Biscayne Bay towers and early 20th century homes, just north of Downtown Miami.

Edgewater is a Miami neighborhood just north of the Arts & Entertainment District, where the choice is between a row of Biscayne Bay high-rises and a quieter grid of early 20th century homes. It is roughly bounded by North 17th Street to the south and North 37th Street to the north, with Biscayne Bay on the east and the Florida East Coast Railway on the west.

The neighborhood is primarily residential, and its recent growth has been driven by its closeness to Downtown Miami and the Design District. Margaret Pace Park gives it a bayfront green space, and Wynwood, Midtown and the Adrienne Arsht Center for the Performing Arts sit next door.

  • Bayfront towers

    Edgewater’s bay edge is lined with high-rise condominiums. Paraíso Bay is a group of four towers on Biscayne Bay, developed by The Related Group with architecture by Arquitectonica and completed in 2018, and it includes a waterfront restaurant and a public park. Missoni Baia is a 57-story waterfront tower designed by Asymptote Architecture and developed by OKO Group in partnership with the Missoni fashion house. Elysee, also 57 stories, was designed by Arquitectonica and developed by Two Roads Development, with 100 residences that occupy a half floor or a full floor.

  • Historic and inland homes

    Away from the water, Edgewater is described as primarily residential with many historic early 20th century homes. These are a different kind of purchase from a tower unit: lot size, condition, renovation history and any historic designation drive the price more than a view does. If you are drawn to an older house, ask early whether it is individually designated or sits inside a historic district.

  • Price tiers

    Bayfront tower residences generally sit at the upper end of Edgewater pricing, with bay-facing floors above the city-facing ones. Inland condominiums and older buildings are generally more approachable, and single-family homes vary widely by lot and condition. Compare monthly association costs as well as the purchase price, because they differ a lot between towers.

  • The bay and the parks

    Margaret Pace Park runs along Biscayne Bay and offers sports courts, paths and recreation space. A Baywalk pedestrian and bicycle path has been planned to link waterfront neighborhoods, and the Paraíso Bay development includes a public bayfront park of its own. Sections of waterfront access can change as projects are completed, so check what is open near a specific address.

  • Culture and neighboring districts

    The Bacardi Building, a Miami Modern landmark, stands in the neighborhood, and the Adrienne Arsht Center for the Performing Arts is a short distance away. Wynwood, Midtown and the Design District border Edgewater, so dining, galleries and shopping are spread across several nearby districts rather than concentrated in one town center.

  • Getting around

    Edgewater’s position just north of Downtown puts the city’s core, Wynwood and Midtown close at hand. Transit coverage varies block by block, so check current Miami-Dade Transit and trolley routes against your own commute, and visit at the hours you would actually travel.

  • Condo documents and the safety rules

    Many Edgewater purchases are condominium units. Under Florida’s resale statute (section 718.503), a seller provides documents such as the declaration, bylaws, rules, budget and financial statement, the inspector-prepared summary of any milestone inspection, any turnover inspection report, and the most recent structural integrity reserve study. Those items stem from Florida’s condo safety laws, SB 4-D in 2022, SB 154 in 2023 and later changes including HB 913 in 2025. Newer buildings fall under the reserve rules as well, so read the reserve funding and the budget closely and review everything with your attorney.

  • Short-term rental rules

    The City of Miami says single-family homes and duplexes in T3 and T4-R zones are generally not eligible for short-term rental or lodging use. Elsewhere, lodging use requires the right zoning, a state lodging license, a Certificate of Use and a business tax receipt. Condominium associations also set their own rules, and many towers restrict rentals regardless of zoning, so verify the building’s rules in writing before you buy.

  • Flood zones and insurance

    Edgewater sits on Biscayne Bay, so confirm each property’s FEMA flood zone before you make an offer. Miami-Dade County provides an interactive flood zone map that you can search by address or folio number, and a flood zone hotline. Ask your insurance agent for quotes on the specific unit or house, and for a condo, ask what the association’s master policy covers.

  • Historic homes and new construction

    In Miami, the Historic and Environmental Preservation Board reviews alterations to designated properties through a Certificate of Appropriateness, under Chapter 23 of the city code, so check a house’s status with the city before planning a renovation or demolition. For pre-construction condos, Florida’s statute lets a buyer cancel a developer contract within 15 days after signing and receiving all required documents, so use that window to have an attorney review the prospectus or disclosure package.
