Weston
Weston is a master-planned city on the western edge of Broward County, where homes are grouped into named communities, many with their own associations, lakes and gated entries, and where the Everglades form the western and northern boundary. Wikipedia calls it the most western city in Broward County.
Weston incorporated on September 3, 1996, according to Wikipedia. Most of the city grew from the Arvida-developed Indian Trace area, and the separate Bonaventure district joined in 1997. The city says it has more than 245 acres of park land, and Weston Town Center is a 32-acre mixed-use district with shops, dining, a bell tower and an amphitheater.

What the homes are like.
Master-planned communities
Weston is built from named communities developed in sections, including Weston Hills Country Club, Windmill Ranch, Bonaventure and Savanna. Wikipedia says the first Arvida-built homes were completed in the Country Isles and Windmill Ranch sections, and that Weston Hills Country Club and Bonaventure Golf Club serve residents. The Indian Trace Development District’s assessment table on the city site lists dozens of subdivisions by name, from The Legends and The Fairways to Windmill Lake Estates and Windmill Estates. Each community has its own style, lot sizes, association and fee structure.
Estate and larger-lot homes
Weston also has estate-scale properties, such as the gated Pine Lake Drive estate that The Bograd Team markets. On larger lots, the survey, pool, landscaping and any limits on additions matter more than they do in smaller communities, and upkeep and insurance costs rise with size. Ask each community which exterior changes need architectural approval before you plan a renovation.
Townhomes, villas and patio homes
The district’s table labels several sections by product type, including Patio Homes, Garden Homes, Village Homes and Executive Homes, which points to attached and smaller-lot options alongside detached houses. Prices follow the section, the lot and the condition rather than the Weston name, so compare recent sales within one community before comparing across them.

Parks and recreation
The city’s park list includes Weston Regional Park, Tequesta Trace Park, Vista Park, Indian Trace Park, Peace Mound Park, Bonaventure Park, Town Center Park and Library Park. Wikipedia describes Regional Park as 102 acres, and the city’s page lists artificial turf rinks for skating, field hockey, pickleball and youth soccer. The city says dogs are welcome in most parks on a leash of six feet or less.
Town Center and everyday errands
Weston Town Center is a 32-acre mixed-use development with shops, restaurants, a bell tower and an amphitheater, according to Wikipedia, and Town Center Park is one of the city’s parks. Daily errands in Weston usually mean driving between community entrances and commercial centers, though Wikipedia notes extensive bicycle paths.
Golf, clubs and getting around
Weston Hills Country Club and Bonaventure Golf Club serve residents, per Wikipedia, and club membership terms differ by community, so ask whether a membership is optional or tied to the home. I-75 runs along the city’s eastern and northern edges. Weston is inland, so beach, airport and port trips depend on traffic, and it is worth driving the route at the hours you would actually use it.

HOA and master association rules
Under section 720.401 of the Florida Statutes, a buyer must receive a disclosure summary before signing, covering mandatory HOA membership, the covenants, current and possible special assessments and possible recreation fees. If it is not provided in time, the contract is voidable by the buyer within a short window. Ask whether the home answers to more than one association, such as a community association plus a master association, and ask for the declaration, rules, budget, reserve information and any limits on leasing, fences, exterior paint, hurricane shutters and parking. Review the documents with a Florida real estate attorney.
Indian Trace Development District assessments
The Indian Trace Development District is a dependent special district of the City of Weston, created under Chapter 190 of the Florida Statutes, according to the city. The city publishes a table of special assessments by subdivision, with fiscal year 2027 figures effective October 1, 2026, stated per acre or per unit depending on the section. These are separate from HOA dues, so ask for the full carrying cost of a specific property, including any district line items on the tax bill.
Short-term rental rules
Weston regulates vacation rentals in Chapter 81 of its code. The city’s registration page, checked October 2026, requires proof of ownership, a Florida DBPR transient public lodging license, liability insurance, a rental agreement with required lessee information and a vacation rental agent with 24-hour contact information who lives within 30 miles. The city issues a certificate of use after inspections and requires a business tax receipt and annual renewal. The page says vacation rentals are prohibited in multifamily districts, including condominium or multifamily properties with more than four units. HOAs may add limits.
Flood, wind and lakes
Weston is inland, but flood and wind risk still vary by property. FEMA’s FloodSmart site explains how to look up a flood zone and says a property in a high-risk zone with a federally backed mortgage must carry flood insurance. Ask for the zone, the roof’s age and any wind mitigation inspection, and get insurance quotes early. For lakefront lots, ask who maintains the bank and shoreline and whether the association restricts docks, fences or pool placement.
